Maintenance planning for timber houses
Periodic checks that extend the life of a timber building, renewal intervals for protective coatings, and the details to watch.
Why plan maintenance?
Timber is a long-lasting material when detailed correctly; but left unmaintained it deteriorates quickly under water and UV exposure. Maintenance should follow a schedule, not wait until a problem appears.
Annual checklist
- Cleaning of roof, gutters and downpipes
- Checking for moisture traces under eaves and at the lower levels of the façade
- Condition of joints and sealant around window and door frames
- Surface wear on terrace and stair timber
Protective coating
The renewal interval for the exterior coating varies with the façade orientation, sun exposure and rainfall pattern. South and west façades generally require more frequent maintenance.
Water always comes first
Water is what wears timber most. Wide eaves, a correct drip detail and sufficient height above ground permanently reduce the maintenance burden.
