What to know before building a stone house

The topics to settle before deciding — from choosing the plot and the stone type to the permit process and the construction programme.

The land comes first

The first step in a stone house decision is not the building but the land. Zoning status, level differences, road frontage, infrastructure connections and soil characteristics directly affect both the design and the cost. Structural system and foundation decisions cannot be made without a geotechnical survey.

Source and texture of the stone

Using local stone is advantageous both for visual harmony and for transport costs. The stone's porosity, water absorption rate and frost resistance are assessed according to the regional climate.

Wall thickness and insulation

A thick stone wall does not in itself mean insulation. Where the thermal insulation sits — inside, outside or within a sandwich detail — must be designed together with the risk of condensation.

Craftsmanship

The most critical factor determining the result in stone construction is craftsmanship. Joint width, coursing pattern and corner details create the character of the building; a sample wall (mock-up) is therefore recommended.

Duration and season

Stone masonry is sensitive to weather conditions. Because of the risk of freezing in winter months, the programme should be planned accordingly.
