How to read scope, specification, payment plan and duration in order to compare two offers correctly.
Compare the same scope
Figures in different offers can only be compared if they cover the same scope of works. Whether items such as landscaping, site works, infrastructure connections and appliances are included must be stated explicitly.
Specification detail
The phrase "quality material" is not measurable. Items such as insulation thickness, joinery profile, roof covering and the brands of mechanical and electrical installations should be written in the specification.
Payment plan and programme
Tying payments to construction progress is a healthy method for both parties. The programme should give dates for the shell, finishes and handover stages.
Change management
How revisions arising during the process will be priced should be defined from the start.
